All New Build SDA dwellings are required to be certified by an Accredited SDA Assessor at both Design and at Final-as-built Stages. All New Build projects are required to comply with the relevant Design Category criteria in the NDIS SDA Design Standard Ed. 1.1, and an Accredited SDA Assessor is the only professional who can issue a Certificate of SDA Category Compliance. SDA Assessors Australia have Accredited SDA Assessors who can help you each step along the way.

Concept Stage - Prior to certification assessments, SDA Assessors Australia can also performance a Preliminary Assessment of draft or concept designs of SDA developments. Early assessment of draft plans often makes modification and rectification of non-compliances far easier due to increased design flexibility that exists at this stage of a project.

Design Stage – Drawings and specifications are required to clearly show all requirements as noted in the relevant Design Category in the SDA Design Standard Ed. 1.1.

At Final-as-built Stage – The completed construction is required to fully comply with all the relevant Design Category criteria assessed at the Design Stage. In addition to full SDA Design Standard Ed 1.1 compliance, the applicant will also need to provide additional documentation, depending on the relevant Design category:

Letter from project builder to confirm slip resistance, wall reinforcement, use of resilient materials (Robust only), carpet specifications, air conditioning information, proof of internet provision.
Emergency evacuation plan.
Certification from a Structural Engineer for suitability of structure for ceiling hoists in SDA Participant bedrooms (High Physical Support only).
Certification from lift supplier confirming compliance with the NCC (if provided).
Certification from an electrician confirming provision of appropriate emergency power solutions (High Physical Support only).
